Connectivity matters to use, but does not set a price
Broadband can be central to whether a home suits a particular household. That does not create a fixed property-value premium for a fast connection, or a universal discount for a slower one. First establish what can actually be ordered at the address, then consider the buyer’s needs and realistic alternatives.
For a Derry or Londonderry property, keep connectivity alongside location, accommodation and condition in the comparison. A buyer who needs to upload large files daily may assess it differently from someone with occasional use. That difference is a reason to gather evidence, not a basis for declaring a city-wide price effect.
Build a small file of address-specific evidence
Use Ofcom’s coverage checker as an initial check and confirm the exact property with the intended provider. Record the date, address and service being considered. Avoid substituting a neighbour’s connection or a broad postcode result for confirmation about the house or flat you are assessing.
Ofcom explains that availability and speed predictions have limitations. If a result is absent, verify it with the relevant networks rather than assuming no service exists. Mark proposed rollouts and orderable services separately. A plan that might benefit the property later is not the same evidence as a connection a purchaser can arrange now.
Do not confuse Wi-Fi performance with the connection
A slow test from a room inside the house does not, on its own, identify the limitation. Ask how the test was performed and whether it reflects the fixed connection, the package, the router or the wireless route to that room. Obtain technical advice if connectivity is essential to the purchase.
This distinction matters when considering expenditure. Additional internal equipment or cabling is a different project from bringing a network service to the property. A quote for one should not be used as though it resolves the other. Keep the problem, proposed solution and provider’s confirmation together in your notes.
Put practical costs in the budget first
Ask about installation work, activation timing, contract terms and any equipment needed for the rooms you intend to use. Where a temporary backup is necessary, assess it separately and include its limitations. The provider should confirm current availability and costs; a property advert cannot make that commitment on its behalf.
Those figures help establish your purchase or moving budget. They do not automatically determine the seller’s price. For example, a documented installation cost may be relevant to negotiation, but the outcome also depends on the asking price and competing homes. Avoid converting a personal inconvenience into a supposedly objective market discount.
Compare homes without inventing a broadband effect
If two similar houses have different connectivity, note the difference and ask whether there is evidence that it explains their price gap. Check other factors first: usable floor area, condition, parking, location and the status of the quoted prices. One asking-price comparison cannot isolate what broadband contributes.
For sellers, accurate connection information can make the property easier to assess. Provide dated evidence and avoid guaranteeing a future owner’s speed. For buyers, a clearly documented limitation may be more decision-relevant than an approximate value adjustment. A house can be within your budget and still fail an essential requirement for how you plan to use it.
