How accurate is it?

The estimate is a guide price, not a survey. It is strongest when the property has a clear LPS match, the property type is correct, and the latest House Price Index data is available for Derry City and Strabane.

What can affect the estimate

• Condition, extensions, gardens, parking, views, and unusual layouts.
• Recent upgrades that are not visible in the official valuation data.
• Thin data for rare property types or new builds.
• Buyer demand changing faster than quarterly HPI data.

The current engine applies a transparent 12% market calibration after its HPI, local-area, and property-detail calculations. This addresses underpricing identified in local Derry agent review and remains subject to review as more verified comparisons are collected.

Why we show a range

Every estimate includes a point figure and a range. The range gets wider when the data is thinner, especially if we use an area fallback instead of an exact LPS match.
