How we handle your details
House Price Derry collects the details needed to prepare and email your estimate. The first step saves postcode, house number or name, property type, estimate, timestamp, and session id. The second step adds your email, an optional first name, and a consent record. If you ask an agent to contact you, it also records your phone number.
Who is responsible for your data
House Price Derry is operated by Blue Canvas, Derry/Londonderry, Northern Ireland, which is the data controller for this site. For any privacy question, request, or complaint, email contact@bluecanvas.ai.
What we collect
- Postcode, house number or name, optional street, property type, and optional property details such as bedrooms, condition, parking, garage, and garden.
- First name and email when you ask to reveal and receive the estimate, plus a phone number when you request agent contact.
- The privacy notice shown before you request the estimate.
- Optional estate-agent contact consent, which is off by default.
- The estimate, confidence tier, and source breakdown used to calculate it.
How we use it, and the lawful basis for each use
- Calculating your estimate and emailing it to you. Lawful basis: legitimate interest — you asked for the estimate and these steps are necessary to deliver it. The estimate is calculated from official UK House Price Index data for Derry City and Strabane.
- Keeping a record of the estimate and your consent choices. Lawful basis: legitimate interest, so we can evidence what was sent, to whom, and with what consent.
- Operational completion alerts. Lawful basis: legitimate interest. This lets Blue Canvas monitor whether the valuation service is working. If you do not opt into contact, the alert excludes your name, email, full address, and postcode and clearly says that contact is not permitted.
- Measuring the valuation journey. Lawful basis: legitimate interest. We record page paths and anonymous events such as valuation-button clicks, form starts, range views, and email completions so we can distinguish genuine use from automated traffic and improve the service.
- Session recordings and heatmaps. On the main House Price Derry site, lawful basis: consent. Microsoft Clarity only loads if you choose Allow analytics. In an embedded partner valuation widget, Clarity runs in restricted no-consent mode with advertising and analytics storage denied. It does not set analytics cookies or use persistent identifiers in that mode. The entire valuation surface is masked, and analytics never affects your estimate.
- Passing your details to a local estate agent. Lawful basis: consent. This only happens if you tick the separate optional agent-contact box. If the box is not ticked, your details are not sold or passed to anyone for agent outreach.
- Any future marketing email. Lawful basis: consent. We do not send marketing without a separate opt-in.
Who processes the data
Your details are stored and handled by these processors on our behalf:
- Supabase — database hosting for valuation leads.
- Resend — delivery of the estimate email and operational completion alerts to Blue Canvas.
- Vercel — website hosting.
- Ahrefs Web Analytics — cookieless aggregate traffic measurement.
- Microsoft Clarity — consented session recordings and heatmaps on the main site, plus restricted cookie-free interaction diagnostics in fully masked embedded partner widgets.
How long we keep it
Completed valuation leads are kept for 12 months from the date of the request, then deleted. Partial form entries that never complete are deleted after 90 days. You can ask for earlier deletion at any time.
Estate-agent contact
We only pass your details to a local estate agent if you tick the separate optional box saying you are happy to be contacted. If that box is not ticked, your details are not sold or passed on for agent outreach.
On a co-branded partner widget, the optional box names the estate agent who will receive the lead and the contact method they may use. For the James Gorman Property widget, an opted-in homeowner's name, email, property details, and guide estimate are sent to James Gorman Property so the firm can follow up by email about a free in-person market appraisal. Blue Canvas remains the controller for the online guide-estimate service; the named partner is responsible for its own follow-up handling.
Cookies, analytics and bot protection
The form uses a session id, honeypot field, and basic rate limiting to reduce spam. We store an in-browser session marker when you follow a valuation link so the eventual request can be attributed to the page that prompted it. First-party funnel records may include page path, referrer, browser user agent, and anonymous event metadata.
We save your analytics choice in your browser. If you allow analytics on the main site, Microsoft Clarity may set analytics cookies including _clck and _clsk. Advertising storage remains denied. In an embedded partner widget, both advertising and analytics storage are denied, so Clarity runs without analytics cookies and reports only a fragmented, non-persistent visit. The opening form, valuation wizard, result, contact form, confirmation, and email preview remain fully masked. Use Analytics settings in the footer to change or withdraw your main-site choice at any time.
Your rights
You can ask for access to your data, correction, deletion, restriction of processing, or a copy of the data you gave us, and you can withdraw consent at any time. Email contact@bluecanvas.ai and we will respond within one month. If you are unhappy with how we handle your data, you have the right to complain to the Information Commissioner's Office (ICO) at ico.org.uk/make-a-complaint.
Valuation disclaimer
This is an estimate, not a formal RICS valuation. Do not use it for legal, mortgage, tax, or investment decisions.
