How we handle your details

House Price Derry collects the details needed to prepare and email a sale or rental estimate. Sale estimates on this site and partner widgets require your first name and email before the result is shown. We save these with your property details, estimate, timestamp and session id. A phone number is required only when you choose the optional valuation follow-up.

Who is responsible for your data

House Price Derry is operated by Blue Canvas, Derry/Londonderry, Northern Ireland, which is the data controller for this site. For any privacy question, request, or complaint, email contact@bluecanvas.ai.

What we collect

• Postcode, house number or name, optional street, property type, and optional property details such as bedrooms, condition, parking, garage, and garden.
• First name and email for sale estimates, plus a phone number if you request a call.
• The privacy notice shown before you request the estimate.
• Your House Price Derry follow-up request, or your optional estate-agent contact choice when using a partner widget.
• The estimate, confidence tier, and source breakdown used to calculate it.
• For rental estimates, bedrooms, bathrooms, condition, furnishing, heating, EPC rating, parking, garden, letting model, optional sale estimate, rent range, demand outlook, and indicative gross yield where supplied.

How we use it, and the lawful basis for each use

• Calculating your estimate and emailing it to you. Lawful basis: legitimate interest. You asked for the estimate and these steps are necessary to deliver it. The estimate is calculated from official UK House Price Index data for Derry City and Strabane.
• Preparing a rental estimate and emailing it to you. Lawful basis: legitimate interest. The rental guide uses the property details you provide, maintained local benchmark ranges, area weighting, and an optional yield cross-check.
• Keeping a record of the estimate and your consent choices. Lawful basis: legitimate interest, so we can evidence what was sent, to whom, and with what consent.
• Operational completion alerts. Lawful basis: legitimate interest. This lets Blue Canvas monitor whether the valuation service is working. Where optional contact is not selected, the alert excludes your name, email, phone number, full address, and postcode and clearly says that contact is not permitted.
• Following up on a main-site sale valuation. Lawful basis: consent. Only ticking the separate optional box asks House Price Derry to call or email about your valuation. Requesting the report alone does not give this permission. You can withdraw permission at any time.
• Measuring the valuation journey. Lawful basis: legitimate interest. We record page paths and events such as valuation-button clicks, form starts, range views, and email completions. A browser-tab session identifier joins these steps and may be linked to a valuation record. These records are pseudonymous, not fully anonymous. Event metadata does not include your name, email or phone number.
• Session recordings and heatmaps. On the main House Price Derry site, lawful basis: consent. Microsoft Clarity only loads if you choose Allow analytics. In an embedded partner valuation widget, Clarity runs in restricted no-consent mode with advertising and analytics storage denied. It does not set analytics cookies or use persistent identifiers in that mode. The entire valuation surface is masked, and analytics never affects your estimate.
• Passing partner-widget details to the named estate agent. Lawful basis: consent. This only happens if you tick the separate optional agent-contact box in that widget. Main-site House Price Derry submissions are not passed to an estate agent for outreach.
• Any future marketing email. Lawful basis: consent. We do not send marketing without a separate opt-in.

Who processes the data

Your details are stored and handled by these processors on our behalf:

• Supabase: database hosting for valuation leads.
• Resend: delivery of the estimate email and operational completion alerts to Blue Canvas.
• Vercel: website hosting.
• Ahrefs Web Analytics: cookieless aggregate traffic measurement.
• Microsoft Clarity: consented session recordings and heatmaps on the main site, plus restricted cookie-free interaction diagnostics in fully masked embedded partner widgets.

How long we keep it

Our retention policy is 12 months for completed valuation requests and 90 days for unfinished entries. A retention review on 26 September 2026 found older unfinished entries awaiting removal; automatic deletion is not currently in place. We are addressing this gap. You can request earlier deletion through House Price Derry support at contact@bluecanvas.ai.

Estate-agent contact

Requesting your report does not permit sales calls or sharing with an estate agent. The main-site optional follow-up box is for House Price Derry only. A partner widget only passes details to its named estate agent when you tick that widget's separate optional box. Earlier requests retain the choices made at the time.

Rental follow-up

A rental estimate does not trigger a call by default. If you tick the separate optional box asking to discuss the property, Blue Canvas receives the contact details you supplied and may respond about that request. If you do not tick it, the operational alert contains no name, email, phone number, full address, or postcode and clearly says that contact is not permitted.

On a co-branded partner widget, the optional box names the estate agent who will receive the lead and the contact method they may use. For the James Gorman Property widget, an opted-in homeowner's name, email, phone number, property details, and guide estimate are sent to James Gorman Property and Blue Canvas so the firm can follow up by phone or email about a free in-person market appraisal. Blue Canvas remains the controller for the online guide-estimate service; the named partner is responsible for its own follow-up handling.

Cookies, analytics and bot protection

The form uses a session id, honeypot field and rate limiting to reduce spam. Rate-limit records use a keyed hash rather than storing the IP address and expire quickly. First-party funnel records may include page path, referring website, browser user agent and pseudonymous event metadata; query strings are excluded from new event records.

The sales form keeps a property-only draft in this browser tab to recover from a refresh. It is valid for 30 minutes and is cleared on completion. It does not save your name, email, phone number or contact choices. Closing the tab clears this session storage. We keep email delivery records, including provider identifiers and a copy of the message awaiting delivery, alongside the valuation so failed sends can be investigated without duplicate messages.

We save your analytics choice in your browser. If you allow analytics on the main site, Microsoft Clarity may set analytics cookies including _clck and _clsk. Advertising storage remains denied. In an embedded partner widget, both advertising and analytics storage are denied, so Clarity runs without analytics cookies and reports only a fragmented, non-persistent visit. The opening form, valuation wizard, result, contact form, confirmation, and email preview remain fully masked. Use Analytics settings in the footer to change or withdraw your main-site choice at any time.

Your rights

You can ask for access to your data, correction, deletion, restriction of processing, or a copy of the data you gave us, and you can withdraw consent at any time. Email contact@bluecanvas.ai and we will respond within one month. If you are unhappy with how we handle your data, you have the right to complain to the Information Commissioner's Office (ICO) at ico.org.uk/make-a-complaint.

Valuation disclaimer

A sale estimate is not a formal RICS valuation. A rental estimate is not a formal rental appraisal, tenancy recommendation, or investment guarantee. Do not use either guide for legal, mortgage, tax, or investment decisions.
