Radon checks before buying a house in Derry

Buying a Derry home? Separate a radon map from a property test, ask for the right records and plan any further checks before relying on a house price.

A map is a prompt to investigate, not a test result

If a property search flags radon, ask whether you have an area-risk result or an actual measurement from the house. They answer different questions. A map can tell you where further investigation is sensible; it cannot establish the level inside the particular home you are buying in Derry or Londonderry.

nidirect explains that radon occurs naturally in rocks and soil and can collect inside buildings. Homes in the same mapped area do not necessarily have the same level. Its Northern Ireland guidance recommends testing in the coloured areas of the radon map and provides NIEA contact details for help interpreting the map.

Put the search result in your purchase file with the address and date. Avoid describing a whole street as unsafe or a particular house as clear on the strength of a postcode result alone. The useful next question is what property-specific evidence exists.

Ask the seller for the complete record

Ask whether the home has been tested, when the measurement took place and whether the full report is available. Request the report itself rather than a remembered number or a cropped screenshot. Give your solicitor or adviser the original wording, including any recommendations, so they can identify what remains unanswered. Keep any floor plan supplied with the report so room locations remain clear.

If the seller mentions a sump, fan or other work to reduce radon, ask for the installation details and any subsequent measurement. UKHSA's published remediation evidence distinguishes measurements before work from those afterwards. For your purchase file, keep the installation record and the result as separate documents: one describes the work, the other records the measured outcome.

Agree the testing question before setting a deadline

Where there is no usable result, speak to NIEA or a suitable testing provider about what assessment is appropriate. Explain that the property is being sold and give the actual timetable. Ask about the measurement period, where detectors go, how the report is interpreted and when a dependable answer would be available.

Do not rearrange a test yourself to fit a moving date or treat a brief reading as equivalent to the assessment your adviser requested. Ask the provider how an empty home, building work or changes in use affect the proposed measurement. Record their answer rather than making an adjustment to the result yourself.

Tell the solicitor which evidence will be available before you commit and which would arrive later. Ask what that uncertainty means for the transaction. A testing appointment is progress, but it is not the same as a completed report.

Turn a finding into a defined plan

If a report recommends action, obtain property-specific advice on the work, its cost, ongoing operation and how the result will be checked. Ask for a written scope. A quote that only names equipment is less useful to a buyer than one explaining installation, access, making good and the follow-up assessment.

Keep three lines in your budget: investigation already completed, work actually quoted and questions still unresolved. Do not combine them into a guessed discount from the asking price. Ask your solicitor how any agreement about work or further checks should be recorded, including who supplies the final documents.

Keep the price discussion separate from the safety decision

A lower offer does not resolve a radon question. First establish what the evidence says and what advice you need. Then discuss the purchase price with the agent using the property's condition, the confirmed work and relevant comparisons. Do not assume every mapped radon area attracts the same price reduction.

An online estimate cannot measure radon or certify a home as suitable for occupation. Use a House Price Derry range for early price planning, while keeping testing and remediation with the appropriate specialists. Before moving, retain the reports, instructions and named next action in one place so the investigation is not lost during handover.

Before relying on an estimate, check the valuation methodology and its limits.
