Why can't I find sold house prices in Northern Ireland?
Why Northern Ireland sold house prices are harder to search than England and Wales, what official sources do provide, and how to get a useful guide value.

If you search for a home in England or Wales, you can use the public Price Paid Data service to look up many completed sales by address. GOV.UK separates Northern Ireland from that service and directs people to Land and Property Services instead. The result is that a Northern Ireland homeowner cannot rely on the same open, address-by-address price-paid search that an English or Welsh homeowner may expect.
That does not mean there is no official housing data. It means the data route and level of public detail are different. The UK House Price Index provides market trends and local authority figures, while Land and Property Services is the relevant Northern Ireland property information service.
What you can use instead
The UK House Price Index is useful for understanding direction, time period and local authority context. For Derry City and Strabane, the latest provisional January to March 2026 average is £185,000, with annual growth of 10.2%. That is a combined area statistic, not the sold price of a particular Derry or Strabane address.
You can also compare live asking prices, but asking prices are sellers' starting positions rather than completed sale evidence. A careful estimate combines the official market anchor with property type, postcode and the details that make one home more or less attractive to buyers.
