Choose the letting model before valuing the rent

A whole-house tenancy and a room-by-room student letting are not the same valuation. The income, furnishing, bills, management time, void risk and legal checks can differ, so decide which model is realistic before comparing advertised rents.

Do not multiply one room price by the bedroom count and assume that is the property value. Shared space, bathroom provision, room sizes, condition and licensing can all change what is practical.

Start with the likely student audience

A property can also compete for non-student sharers or a family tenancy. Compare each route separately rather than blending several tenant groups into one optimistic figure.

Room quality matters as much as room count

Check whether each proposed bedroom has practical space, heating, ventilation, light, privacy, storage and a sensible route to shared facilities. A box room should not be valued like a larger double room simply because both are labelled as bedrooms.

Kitchen capacity, bathrooms, laundry, broadband, shared living space, bins and secure access shape the experience of the whole property.

Be clear about furniture and bills

Student accommodation is often compared on what is included. Record the furniture, appliances and services accurately, and separate the underlying rent from any utilities or other costs that form part of the offer.

Use the same basis when comparing listings. A room price including bills is not directly comparable with a lower figure where the tenant pays every utility separately.

Check HMO licensing before relying on room income

In Northern Ireland, accommodation occupied as a main home by three or more people who are not in the same family may be a house in multiple occupation. HMO landlords need the appropriate licence before renting the property on that basis.

Derry City and Strabane District Council directs owners to the Northern Ireland HMO scheme and local licensing process. Check the current position before buying, converting or marketing a property for unrelated sharers.
