Derry house prices in Q1 2026: what the official HPI says

A plain-English look at Derry house prices using the latest official UK HPI data for Derry City and Strabane.

The headline number

House Price Derry estimates are currently based on the March 2026 UK House Price Index data published on 20 May 2026. For Derry City and Strabane, the all-property average is £185,356, with annual growth of 10.2%.

That does not mean every Derry home is worth £185k. Detached homes, apartments, terraces, condition, parking, gardens, extensions, and buyer demand all move the answer. The point is that the market has a reliable official baseline before anyone starts guessing.

Why your street can differ from the average

A city-wide number is useful context, but it is not a valuation. A terrace in Cityside, a semi in Waterside, and a detached home near Culmore do not move in lockstep. The House Price Derry estimate asks for postcode, house number, and property type so the calculation can narrow the starting point.

Where licensed local evidence is available, the estimate can use it. Where it is not strong enough, the result is clearly labelled as an area guide.

How to use the number

Use an instant estimate as a guide before deciding whether to speak to an agent. It can help you sense whether a sale, remortgage, or renovation plan is worth exploring.

Do not use any instant estimate as a formal RICS valuation, mortgage valuation, tax valuation, or legal valuation. For those decisions, a qualified professional needs to inspect the property.
